Solar Panels for a 3-Bed or 4-Bed House in Ireland

How the size of your house maps to the size of the solar system you actually need, in panels and in euro.

A typical 3-bed Irish home and a typical 4-bed home often land on the same system: 4 kWp, 8 to 10 panels, roughly €6,200 to €9,200 after the SEAI grant. The reason is simple. The SEAI grant caps out at 4 kWp, and 4 kWp is enough to make a real dent in the bill of an average household of either size. The number of bedrooms is only a rough proxy. What really decides your system size is how much electricity you use, and whether you have a heat pump, an EV, or high daytime demand pulling that figure up.

Bedrooms Are a Proxy. Your Bill Is the Real Number.

Homeowners shop for solar by house size because that is how they think about their home. Installers and grants work in kilowatts. This page bridges the two, but start with the honest caveat: the number of bedrooms is a starting point, not the answer. Two 4-bed houses on the same road can use very different amounts of electricity depending on how the home is heated, how many people live there, and whether anyone is home during the day.

The figure that actually sizes your system is your annual electricity consumption in kWh. You will find it on your electricity bill or in the ESB smart meter app. If you can get that number, use it and skip the estimates below. If you cannot, house size is a reasonable stand-in.

The Commission for Regulation of Utilities puts the average Irish household at about 4,200 kWh of electricity a year. Consumption tends to rise with house size roughly like this:

These are indicative bands, not fixed rules. A gas-heated 3-bed with two people out at work all day can sit closer to 3,500 kWh. A 4-bed with electric showers, a growing family, and someone working from home can push past 6,000 kWh. Add a heat pump or an EV charger and the whole picture changes: those homes routinely use 6,000 to 9,000 kWh a year, and they justify a larger system than bedroom count alone would suggest.

Matching House Size to System Size

Solar output in Ireland runs at about 800 to 900 kWh per year for every kWp installed on a decent south-facing roof. That yield, combined with your consumption, sets the sensible system size. Here is how the common house sizes shake out.

The SEAI grant pays its maximum €1,800 at exactly 4 kWp, a 4 kWp array generates around 3,200 to 3,600 kWh a year, and most Irish roofs have room for the 8 to 10 panels it needs. For a large majority of homes it is the size that gives the most solar per euro out of pocket.

A 3-bed house

An average 3-bed using around 4,200 kWh is the textbook case for a 4 kWp system. Ten panels or so generate roughly 3,200 to 3,600 kWh a year, enough to cover a large share of daytime demand and export the surplus. You collect the full €1,800 grant, and the net cost lands around €6,200 to €9,200.

If your 3-bed is on the lean side, say 3,000 to 3,500 kWh with gas heating and nobody home midday, a 3 kWp system (around eight panels, roughly €4,400 to €6,900 after a €1,600 grant) can be the better-value choice. You give up some generation, but you also spend less and still cover most of what you use in daylight.

A 4-bed house

An average 4-bed nearer 5,500 kWh has more demand to soak up, so there is a stronger case for going to the top of the grant band and beyond. 4 kWp is still the grant-optimal starting point and suits many 4-beds perfectly. If your usage is genuinely high, or you already run or plan to add a heat pump or EV charger, 5 kWp is worth pricing: the extra kWp adds two or so panels and another 800 to 900 kWh of generation a year.

The catch to understand before you stretch: the SEAI grant does not grow past 4 kWp. It is €1,800 whether you install 4 kWp or 6 kWp. Every kilowatt above 4 is entirely self-funded, so it only pays back if you will actually use that extra generation rather than export most of it cheaply.

What the SEAI Grant Pays, by System Size

The SEAI Solar Electricity Grant is paid per kWp installed and reaches a hard ceiling at 4 kWp. It is the single biggest reason 4 kWp dominates on Irish roofs.

The structure is €700 per kWp for the first 2 kWp, then €200 for each additional kWp up to 4 kWp. It is paid pro rata, so a 2.5 kWp system draws €1,500. In 2026 the maximum held at €1,800, the first year in a while it was not cut. Does a 3-Bed or 4-Bed Need a Battery?

A battery is optional, and neither house size forces the decision. Solar generates at midday, but most homes use the bulk of their electricity in the morning and evening. Without storage, a typical home exports around a third of what its panels make. A battery stores that midday surplus so you use it after dark instead of buying it back from the grid.

It tends to make sense when you are out during the day and use most of your power in the evening, when your export rate is low relative to your import rate, or when you are pairing solar with an EV or a heat pump. It makes less sense if someone is home running appliances through the day, because that home already self-consumes most of what it generates.
