No, not for the same upgrade. SEAI's Better Energy Homes application guide puts it plainly: “You will not be eligible for the same grant twice.” The check is run against your home's 11-digit MPRN, not against you, so a grant claimed by a previous owner still blocks yours. You can claim several different measures, either together or years apart. And there are three genuine exceptions in 2026: a second wall insulation grant if you are upgrading from cavity or internal to a better system, a replacement heat pump where the old one was never grant-aided, and Warmer Homes if your home was surveyed before 1 July 2018.
Every rule and figure on this page was read from SEAI's own grant pages, its Better Energy Homes Homeowner Application Guide and the Warmer Homes scheme guidelines on 26 August 2026.
The Rule, in SEAI's Own Words
Two sentences in the Homeowner Application Guide do most of the work here. The first sits in the eligibility list:
“Your home has not previously received SEAI grant support for the chosen home energy upgrade measure.”
The second is the instruction SEAI gives you before you pick your upgrades:
“Check if your home has previously received a grant for an energy upgrade. You will not be eligible for the same grant twice. If unsure, please call our helpdesk for assistance… You will need to provide your Meter Point Reference Number (MPRN).”
Read those together and the shape of the rule is clear. The unit being blocked is the measure, not the scheme and not the applicant. Insulating the attic once uses up the attic grant. It leaves the wall grant, the windows grant, the heat pump grant and the solar grant completely untouched.
Measure by Measure: What the Exclusion Actually Says
Each grant page carries its own wording. They are not identical, and the differences matter.
| Grant | SEAI's exclusion | Second claim? |
|---|---|---|
| Solar PV | “The grant is not open to homes with previous funding for solar PV at this MPRN.” | No |
| Attic insulation | “The grant is not open to homes with previous funding for an attic insulation grant at this MPRN.” | No |
| Wall insulation | A supplementary wall measure is allowed, in one direction only | Yes, conditionally |
| Heat pump system | Blocked if the existing heat pump was grant-aided under any SEAI domestic scheme | Yes, conditionally |
| EV home charger | “The property cannot be associated with a previous EV home charge point grant payment.” A free ESB ecars charger taken before 2018 also disqualifies the property | No |
| Warmer Homes | “If you have received works previously on the Scheme and your home was surveyed on or after 1 July 2018, you will not be eligible for any further works.” | Yes, if surveyed pre-July 2018 |
Notice what the solar and attic pages have in common: both say at this MPRN. That is the phrase that catches people out, and it gets its own section below.
Exception 1: A Second Wall Insulation Grant
This is the biggest change and the least publicised. Since 2 March 2026, a home that already claimed a wall insulation grant can apply for a second one, as long as the second is a genuine upgrade on the first. SEAI calls it the supplementary wall insulation measure grant, and it exists to get older homes heat-pump ready. It came in under the National Residential Retrofit Plan announced on 27 January 2026, on a later date than the February grant increases, which is part of why so few people have heard of it.
It only runs one way, from cheaper systems towards better ones:
| What you already claimed | What you can claim now |
|---|---|
| Cavity wall insulation | Internal wall insulation or external wall insulation |
| Internal wall insulation (dry lining) | External wall insulation only |
| External wall insulation | Nothing. This is the end of the road |
The money involved is not small. A detached house that took the €1,800 cavity grant years ago can now claim up to €8,000 towards external wall insulation on the same walls. Semi-detached and end-of-terrace is €6,000, mid-terrace €3,500, apartments €3,000.
SEAI will not part-fund a partial job. Every external wall of the home has to be insulated for the grant to be paid, so insulating the gable end and leaving the front is not eligible. External wall insulation can also need an ESB Networks service alteration and, in some cases, planning permission. Both take time, so raise them with your contractor at quotation stage rather than after the grant offer lands.
Our insulation grants guide has the full set of amounts by property type and welfare status.
Exception 2: Replacing a Heat Pump That Was Never Grant-Aided
Plenty of Irish homes had a heat pump fitted privately, with no SEAI money involved. Those homeowners are eligible for a Better Energy Homes heat pump grant when the unit needs replacing. The condition is precise: the heat pump being replaced must not have been grant-aided under any SEAI domestic grant scheme.
There is a second condition in the application guide that is easy to miss. You are not eligible if the existing heat pump is still covered by a manufacturer or installer warranty that would meet the replacement cost in whole or in part. The same applies if such a warranty would be in place but for something you did or failed to do, such as skipping the required servicing intervals. SEAI will not pay for a replacement the manufacturer should be paying for.
The amount is capped well below the headline figure:
| Standard heat pump system | Replacing a non-grant-aided heat pump | |
|---|---|---|
| Heat pump unit | Up to €10,500 | Up to €6,500 (€4,500 apartment) |
| Central heating upgrade | Up to €2,000 | Not available |
| Boiler scrappage | €2,000 | Not available |
| Maximum | €14,500 (€11,500 apartment) | €6,500 (€4,500 apartment) |
SEAI's reasoning is stated openly: this cohort is not decarbonising a fossil-fuel heating system, so the €2,000 boiler scrappage grant does not apply, and a house that already runs a heat pump should already have a heat-pump-compatible distribution system, so the €2,000 central heating grant does not either. The full heat pump picture is on our heat pump grant guide.
Exception 3: Warmer Homes, If Your Survey Predates July 2018
The free upgrade scheme has its own repeat rule, and it hinges on a date most people would never think to check. The scheme guidelines say that if you have had works under the scheme and your home was surveyed on or after 1 July 2018, you are not eligible for any further works.
The corollary is what matters: a survey before that date does not carry the same bar. Homes surveyed in the early years of the scheme often got very little. A lagging jacket, some draught-proofing, a few bulbs. The scheme's scope was narrower then and the standards were lower. Those homes can be looked at again. You still have to meet every current criterion: own and live in the home, built before 2006, on one of the qualifying welfare payments, and found suitable by the surveyor.
Our Warmer Homes Scheme guide covers what the scheme installs now, and the application guide walks through the form and the current waiting times.
The Trap: It Follows the Meter, Not You
Every exclusion above is written against the property. Solar PV is barred where there is “previous funding for solar PV at this MPRN”. The EV charger grant is barred where “the property cannot be associated with a previous EV home charge point grant payment”. SEAI's helpdesk check asks for your MPRN, not your PPSN.
So if you bought a house whose previous owner claimed the solar grant, that grant is gone. It does not reset on the sale, you cannot claim it in your own name, and nothing about being a first-time buyer changes it. The same applies to attic insulation, to the EV charger, and to any measure already funded at that meter.
The rule cuts the other way too, and in your favour. Because the block sits on the meter rather than on you, a second property you own has its own MPRN and its own untouched entitlement. Our guide to the SEAI solar grant on a holiday home covers that case, along with the two supports that do not follow you to a second home.
Two free checks take ten minutes between them. Phone the SEAI helpdesk on 01 808 2100 with your MPRN and ask which measures have already been funded at the property. Then look the address up on the National BER Register. An existing BER and its advisory report will usually show what has already been done. Doing this before you accept an installer's quote is the difference between a €1,800 discount and a €1,800 surprise.
This is worth raising with the seller during a purchase too. A house advertised as having had a grant-funded upgrade is a house with that grant used up, which is a real and rarely-priced difference between two otherwise identical properties.

Get a Solar QuoteWhat You Can Do: Claim Different Measures
The question behind “can I get an SEAI grant twice” is usually “can I get more than one grant”, and the answer to that is a straightforward yes. SEAI's guide says you can select multiple measures in a single application, attic and wall and heating controls together for example, and there is nothing stopping you coming back in three years for a different measure you did not take the first time.
Here is the full Better Energy Homes table as it stands in 2026, so you can see what is still on the table for your home.
| Measure | Detached | Semi-D / end terrace | Mid-terrace | Apartment |
|---|---|---|---|---|
| Attic insulation | €2,000 | €1,500 | €1,400 | €1,100 |
| Cavity wall insulation | €1,800 | €1,300 | €850 | €700 |
| Internal wall insulation | €4,500 | €3,500 | €2,000 | €1,500 |
| External wall insulation | €8,000 | €6,000 | €3,500 | €3,000 |
| Windows (complete upgrade) | €4,000 | €3,000 | €1,800 | €1,500 |
| External doors (max 2) | €800 per door | |||
| Heating controls only | €700 | €700 | €700 | €700 |
| Heat pump system | €14,500 | €14,500 | €14,500 | €11,500 |
| Heat pump, air-to-air | €9,500 | €9,500 | €9,500 | €9,500 |
| Solar thermal (water heating) | €1,200 | €1,200 | €1,200 | €1,200 |
| Technical assessment | €200 | €200 | €200 | €200 |
| Post-works BER | €50 | €50 | €50 | €50 |
Solar PV sits outside this table because it is funded through the Microgeneration Support Scheme rather than Better Energy Homes. It pays €700 per kWp for the first 2 kWp and €200 for each additional kWp up to 4 kWp, capped at €1,800, a maximum the Minister has confirmed stays in place for 2026. See our solar grant eligibility guide for the full conditions, or the heat pump and solar stack if you are combining the two.
One thing to plan for if you are claiming several measures at once: SEAI requires a Tax Clearance Certificate where grants paid to you exceed €10,000 in a single calendar year. With the heat pump grant now reaching €14,500 on its own, that threshold is a lot easier to cross than it used to be.
The One Grant That Really Is Once Only
There is a small trap in the €50 post-works BER grant. SEAI's application guide states it “will only be paid to you on your first grant application”. Come back for a second measure two years later and you still need a post-works BER, but you pay for that one yourself.
Homeowners on a qualifying welfare payment get €280 towards the BER instead of €50. It appears in SEAI's grant table as the higher grant for BER with qualifying welfare payment. A BER assessment typically runs well above either figure, so budget for the gap. Our BER cert cost guide has current prices.
If You Applied and Got Refused
An application rejected on previous-funding grounds is not usually worth appealing, because SEAI is reading a payment record against your MPRN rather than exercising judgement. What is worth doing is asking which measure was funded and when. Two things follow from the answer.
If it was wall insulation, check whether the supplementary measure rules above open a route you did not know existed. If the record looks wrong, meaning a measure you are certain was never carried out at the property, query it with the helpdesk. MPRNs do occasionally get reassigned or mis-keyed. Bring the BER register history for the address when you call.
Frequently Asked Questions
Not for the same measure. SEAI's Better Energy Homes application guide says you will not be eligible for the same grant twice, and eligibility requires that your home has not previously received SEAI grant support for the upgrade you are applying for. You can claim different measures, either in one application or years apart. Three exceptions allow a genuine second claim: a supplementary wall insulation grant when upgrading from cavity or internal to a better system, a replacement heat pump where the existing unit was never grant-aided, and the Warmer Homes Scheme where the home was surveyed before 1 July 2018.
No. SEAI's solar electricity grant page states the grant is not open to homes with previous funding for solar PV at this MPRN. The block is registered against the property's meter point reference number, not against a person, so it does not reset when the house changes hands and being a first-time buyer makes no difference. Phone the SEAI helpdesk on 01 808 2100 with the MPRN before you accept an installer's quote, because a quote showing an €1,800 grant deduction is worthless if the grant has already been used at that address.
There is no cap on the number of different measures. SEAI's guide explicitly allows you to select multiple measures in one application, such as attic insulation, wall insulation and heating controls together, and you can return later for measures you did not take. The limit is one grant per measure per home. If your total grant payments exceed €10,000 in a single calendar year you will need to give SEAI a Tax Clearance Certificate before the money is released.
Yes. Since 2 March 2026 SEAI allows a supplementary wall insulation measure. If you previously received a cavity wall grant you can apply for either internal or external wall insulation. If you previously received internal wall insulation you can apply for external only. If you already received external wall insulation there is no second measure available. Apply through the standard Better Energy Homes process. All external walls must be insulated for the grant to be paid, and external wall insulation may need an ESB Networks service alteration or planning permission.
Only if the heat pump you are replacing was never grant-aided under any SEAI domestic scheme, and only if it is not still covered by a manufacturer or installer warranty that would meet the replacement cost in whole or in part. The maximum is €6,500, or €4,500 for an apartment. You do not get the €2,000 boiler scrappage grant, because you are not switching away from fossil fuel heating, and you do not get the €2,000 central heating grant, because a home already running a heat pump should have a compatible distribution system.
It depends on when your home was surveyed. The scheme guidelines state that if you have received works under the scheme and your home was surveyed on or after 1 July 2018, you are not eligible for any further works. Homes surveyed before that date are not caught by that bar, and many of them received only minor measures under the narrower scope of the time. You must still meet every current criterion: own and live in the home, built before 2006, on a qualifying welfare payment, and found suitable at survey.
No. The scheme terms state that only one electric vehicle charger may be associated with your property's MPRN for a grant to be paid, and that the property cannot be associated with a previous EV home charge point grant payment. A property that took the free ESB ecars home charger before 2018 is also excluded. The grant is worth up to €300 and the offer is valid for six months rather than the eight months that applies to Better Energy Homes measures.
No. SEAI's application guide says the €50 post-works BER grant will only be paid on your first grant application. Every Better Energy Homes claim needs a post-works BER by a registered assessor, so if you come back for a second measure later you pay for that assessment yourself. Homeowners on a qualifying welfare payment receive €280 towards the BER rather than €50.
Phone the SEAI helpdesk on 01 808 2100 with your 11-digit MPRN, which is in the top right corner of your electricity bill, and ask which measures have been funded at the property. SEAI's own guide directs you to do exactly this if you are unsure. As a cross-check, search the address on the National BER Register at ndber.seai.ie: an existing BER certificate and advisory report will normally show what upgrades are already in place.
